The Challenge: Critical System Failure

During routine maintenance, the fire pump at the Bel Mare Condominiums suffered a catastrophic failure of the main shaft. This mechanical break caused the engine to overheat rapidly, rendering the entire fire protection system inoperable.

Because the fire pump supplies life-safety water pressure to two separate residential towers, the property was left completely unprotected. This created an immediate crisis for management: they were faced with the extreme expense of a 24/7 Fire Watch or the potential evacuation of both towers by the AHJ.

The Solution: Rapid Response & Protection Continuity

Understanding the urgency of the situation, RFP.com mobilized immediately. To avoid the massive costs of a prolonged Fire Watch and ensure resident safety, we provided an on-site temporary fire pump rental solution.

Within 24–48 hours of the initial failure, our team had the temporary diesel pump delivered, connected to the system, and fully operational. This rapid response restored full fire protection to both towers and allowed the facility to remain in compliance while a permanent repair plan was developed for the main engine and shaft.

Temporary Equipment Specifications

The following temporary equipment was deployed to maintain system integrity and meet NFPA requirements:

  • Main Pump: Diesel Engine Driven Fire Pump
  • Performance Rating: 750 GPM @ 175 PSI
  • Fire Pump Controller: Integrated Diesel Controller for automatic/manual operation
  • Jockey Pump: Dedicated pressure maintenance pump to prevent main pump nuisance starts
  • Jockey Pump Controller: Automatic pressure sensing controller
  • Test Header: External header for system flow testing and verification
  • Discharge Assembly: Full discharge manifold with check valve and OS&Y gate valves
  • Pressure Relief Valve: System protection against over-pressurization
  • Monitoring Signals: Full integration of pump running, power failure, and trouble signals to the building’s fire alarm panel
